Large Block of Lake District Fell Comes to the Market Near Kendal

One of the largest blocks of productive Cumbrian fell land to come to the market in recent years is being offered for sale through the South Lakes office of H&H Land & Estates .

Extending to approximately 428.5 acres, Harter Fell occupies an impressive position at the head of the Longsleddale Valley, with panoramic views across Haweswater and the surrounding Lakeland fells. Located within the Lake District National Park and UNESCO World Heritage Site, the land offers a combination of productive summer grazing and environmental potential.

With a guide price of £600,000, Harter Fell is expected to attract interest from neighbouring hill farmers and local graziers looking to secure additional grazing, as well as buyers seeking opportunities linked to environmental land management and natural capital.

The holding comprises approximately 411.43 acres of quality summer grazing together with 17.10 acres of recently planted woodland. Forming a single, well-defined block, it benefits from natural water supplies, including the source of the River Sprint, well-maintained post and wire boundaries, together with sections of traditional dry-stone walling. The land is currently entered into an Environmental Stewardship (ELS/HLS) agreement, which runs until 31st May 2028.

George Carney, Rural Surveyor at H&H Land & Estates, said, “As a company, we rarely see opportunities like Harter Fell come to the market. Blocks of fell land of this size and quality seldom become available”.

“It is an excellent summering fell with good natural water supplies and very little bracken or rock outcrop. Traditionally, land like this has been highly valued by neighbouring hill farmers looking to strengthen their grazing capacity, but today it also offers significant opportunities for those interested in environmental schemes, biodiversity and natural capital”.

Historically, fell land has formed an integral part of hill farming systems, providing valuable summer grazing for sheep while allowing lower ground to be rested for silage and winter forage. Increasingly, however, holdings such as Harter Fell are also being recognised for the role they can play in supporting habitat management, biodiversity enhancement and wider environmental objectives.

Harter Fell is situated approximately 10 miles from Staveley, 14 miles from Windermere and 29 miles from Penrith.
