High House Farm, a 229-acre traditional upland property in the Yorkshire Dales National Park, offers a Grade II Listed farmhouse, historic stone farm buildings with development potential, and extensive grazing land, to be sold in four lots by public auction this October.
H&H Land & Estates’ South Lakes office announces the sale of High House Farm, a 229-acre traditional upland farm near Dent in the Yorkshire Dales National Park. The property, which includes a historic farmhouse and a range of traditional farm buildings, will be offered for sale by public auction this October.
For sale by public auction in four lots, the sale of High House Farm includes a historic three-bedroom Grade II Listed farmhouse, in need of full renovation; a small range of traditional stone-built farm buildings offering significant development potential (subject to the necessary consents); and Grade 4/5 agricultural grazing meadow, pasture, and allotment ground. Interested parties can view the house and farm steading on Wednesday 10th September, 11am–1pm, Saturday 20th September, 12:30pm–2:30pm, and Thursday 25th September, 1pm–3pm.
Located at Gawthrop, just five miles south east of Sedbergh, High House Farm is to be sold by public auction at Sedbergh People’s Hall on Thursday 9th October 2025 at 2:30pm.
“High House Farm presents a rare opportunity to acquire a sizeable rural smallholding in a beautiful setting within the Yorkshire Dales National Park. The traditional stone farmhouse, which retains many original features, is in need of full refurbishment. Together with the original farm buildings and extensive grazing land, High House will appeal to those seeking a renovation project or wishing to develop a small livestock farming enterprise,” said Mark Barrow, Director at H&H Land & Estates.
The Lots
Dating back to 1687, the historic Grade II Listed three-bedroom stone farmhouse is set within a courtyard of traditional stone-built agricultural buildings and requires complete renovation and modernisation. The traditional buildings include a hay barn, byres, loose housing, and a field barn typical of the local Yorkshire Dales landscape. The land included in Lot 1 is productive meadow and allotment land, lying in a ring-fence around the steading, with a small area of deciduous woodland.
“High House Farm offers significant scope for refurbishment and development, subject to the necessary planning consents. The sale presents tremendous potential to create a wonderful home and farmstead, whether as a renovation project or as a working smallholding with opportunities for diversification and future development,” concludes Mark Barrow.
The land can be viewed at any time with a set of the particulars. Interested parties must book an appointment to view the house and buildings prior to the viewing dates.
