H&H Land & Estates celebrate a hugely successful auction and reflect on the current buoyant market.
H&H Land & Estates is delighted to celebrate the successful sale of land at Blindcrake, Cockermouth. Totalling nearly 114 acres, the land was sold in lots by Public Auction on Wednesday 14th July 2021 at Borderway Mart. The excellent block of good quality mowing and grazing land proved to be very popular, with the total acreage selling for £945,000, a substantial 35% above the guide price. One Lot commanded a sale price in excess of £21,000 per acre.
Located just less than five miles from Cockermouth, the Lots at Blindcrake consisted of a number of enclosed fields, some of which benefited from roadside access, woodland areas, and also the inclusion of Basic Payment Scheme entitlements.
The sale was a triumph for Thomas Armstrong, Director and Chartered Surveyor at H&H Land & Estates, who commented: “I am thrilled with the fantastic result we received for Blindcrake at auction this week. It is one of the most expensive bits of land I have sold to date given its location and productivity.”
After a period of delayed or postponed auctions and a move to online sales through the pandemic, all involved were keen to get back in the rostrum with a live auction in the ring. The atmosphere was electric on the day and the socially distance crowd were pleased to be back. The place had a fantastic atmosphere, with a fantastic trade to match.
Commenting on the property market as a whole, Thomas said: “After a slower start this season, we have had a surge in properties over the last 4-6 weeks. Demand from buyers has been strong, often outstripping property availability, and there is no sign of this demand slowing. The number of sales agrees and sold prices have been consistently strong, probably stronger than anticipated and certainly stronger than in previous years. The team at H&H Land & Estates are all thrilled to see the market currently so buoyant, and are excited to see what the rest of the summer holds!”
