Historical Cumbrian Estate Cottage

Historic former Gamekeeper’s cottage for sale in an idyllic rural setting, described in 1836: ‘I never saw a lovelier spot… of all the places I ever saw, I think I should like to live there the best’.

The Vineyard is a picturesque Victorian three-bedroomed cottage set in a very generous garden deep in the seclusion of the South West Lakes countryside close to the Cumbrian coast.

Believed to date originally to the 17th century, and extended and updated as a Gamekeeper’s cottage serving nearby Holmrook Hall in the 19th century, The Vineyard offers a wonderful combination of character, charm, location, and potential, including a detached garage or workshop that could be converted to residential use with the necessary permissions.

The property is offered for sale Freehold by Private Treaty through H&H Land & Estates, at a Guide Price of £375,000.

Commenting on the sale, H&H Land & Estates Branch Manager, Anya Caine said: “The cottage retains many of the period features it was given in its Victorian update, including the clay tiled exterior wall and the interior fireplaces, but it is the setting that makes The Vineyard so special. It is located at the end of a farm track which runs through woodland before crossing a bridge over the River Irt, which is fed by nearby Wastwater, and it offers spectacular views of the South Lakes fells.”

The property is surrounded by countryside on the edge of the Lake District National Park, but within easy reach of the Cumbrian coastal amenities, and there is something of an intriguing mystery about the name.

“We can’t offer an actual vineyard in this sale,” says Anya,  “but the name must be linked to the old Holmrook Hall that used to stand close by. The Old Cumbria Gazetteer includes a map of the area published in 1774, with a rather matter-of-fact description of Holmrook as, ‘a house with an avenue of trees and vineyard,’ and a later painting of Holmrook Hall dated 1816 with a visitor’s glowing description of the setting: ‘I never saw a lovelier spot… of all the places I ever saw, I think I should like to live there the best’.

“We think that The Vineyard will appeal to its next owner for all the same reasons.”
