H&H Land & Estates Manger for the Kendal office, Alex Bibby, believes that buyers and sellers in the region are following all the right principles but sellers must be particularly careful to get their pricing right to achieve the right outcomes in the current market conditions.
“The market is still clearly more cautious today than it was before interest rates went up, and prices are slightly down, but there are many cash buyers looking for houses, mortgage rates have stabilised, and people are still buying and selling properties in the North West.
“In fact, Rightmove figures for our LA8 and LA9 South Lakes postcode areas show that, as of 1st October 2023, there were 349 available properties in the area, which is 80% higher than the 193 available on 1st October 2022. We are currently offering a range of properties for sale from our Kendal office, and many buyers are agreeing sales when sellers take the right approach to marketing their property.
“That means being meticulous in your preparation and presentation, and it also means being realistic in your expectations and pricing. The same Rightmove research shows that in our area in September this year, there were 55 price reductions compared to 35 in in the same period, which is a 50% increase and underlines the importance of getting your pricing strategy right first time.”
